OWNERS NEWLETTER
MANAGERS COMMENTS
It's good to be back at Silver Sands after a seven year absence, it's a pity it's not under better circumstances, however it won't be too long before things are up and running the way they were when I managed the park in the late nineties early two thousand. There are quite a few administrative procedures that have not been followed through in the last year or so, which I would like to get back into place. The first being Decommissioning and Re-commissioning which you will find a form enclosed with this newsletter. If you want your caravan or lodge decommissioned by us this winter then it is imperative that we receive the form with payment by October 31st.
Also there has been much confusion about sub-letting and who is responsible for what and relevant costs. This is made clear in my new terms and conditions for sub-letting which you can pick up from the office or we can mail out to you.
I look forward to meeting all of you if I haven't all ready done so, over the coming season and wish you a Merry Christmas and Happy New Year when it comes.
Regards, Grant
DECOMMISSIONING
Charges for this work are as follows;
Boiler only drain down £75
Central Heating System drain down £100
If skirting is to be removed and replaced to gain access to pipes then an hourly rate will be invoiced at £25 per hour
Fernox Anti-freeze top up £5 per ltr.
Advice on leaving your caravan unoccupied for short periods during cold spells;
Turn off water at Stop Cock
Top up Anti-freeze in central heating system
Leave heating on at low setting
Advice for self decommissioning;
Disconnect the water supply at the caravan side of your external tap.
Remove the drain off plugs found under the caravan and open all taps inside (making sure all plugs are kept in a safe place.)
Disconnect the 2 pipes at the rear of the water heater and remove the small drain off screw from under the heater (N.B. Do not over tighten when re-assembling)
Flush cistern to empty and remove water from the toilet bowl replacing it with anti-freeze.
Do not leave mattresses or cushions near outside walls - store against inside walls.
Take all bedding away.
Leave curtains OPEN - this allows sunlight to air your caravan and will help reduce dampness.
Leave many bowls of SALT - this will absorb moisture.
For a Decommisioning Form please contact reception.
As you may be aware Neil Cruickshank has now taken over the Shop, and Chip Shop. I am sure you will join me in wishing him every success in his new venture and please support him as much as you can.
Neil would like to inform all patrons that the Shop and Chip Shop will be open throughout the season, for specific opening times check notices displayed in shop or visit the Silver Sands Web Site.
Billing and Accounts
We have recently recruited Carol Sanderson as our new Bookkeeper and office administrator, so it shouldn't be long before we can start putting out monthly statements again. If you have any queries regarding your accounts please don't hesitate to contact Carol or myself at reception.
Sub-letting
Before the new 2010 season I will be issuing new terms and conditions for sub-letting through our Hire Fleet. Those who wish their caravans to be included will be inspected by myself and Alison to check there suitability.
Owners committee
I have met with a few owners recently who would like to start an owners committee which I whole heartily support. If any owners wish to participate please feel free to make yourselves known to me. This would be a great way to get your ideas and questions aired for future events and development at Silver Sands.
New Street lighting
We will soon be taking delivery of some new street lights which will be erected in some of the darker areas of the park such as C's D's and E's
2010/11 Site Fees
The Site fees remain unchanged for this coming season and we have kept the 7% and 5% incentive scheme for early payments for those interested.
Owner's party
I would like to re-introduce the annual exclusive owner's party again and I am open to suggestions of format and a suitable time of year, so please email, write or see me in person to discuss your views.
New License Agreement
As soon as our database is up to date I will be sending out new site license agreements to all owners, so if you think we may not have correct details regarding your caravan or lodge, again please do not hesitate to contact me.
Park Closure
Will all owners please remember that the park closes on the 15th of January at 4pm when the barriers will be closed. Our site licence forbids anyone other than staff to remain on the park during the closed month, so if you do not have a permanent home address please make alternative accommodation arrangements for the closed period.
The park reopens on 15th February at 9am..
Gas Safety Checks
Although annual gas safety checks are not compulsory if you are not letting out your caravan, I cannot stress enough how important this is for your safety and your family or guests.
So please make it a new year resolution to get a safety check certificate for your caravan in 2010.
Letting License
If you let your caravan privately you will still require a letting certificate through Silver Sands, which consists of a gas inspection test, electrical appliance test and an inspection of the inventory and accommodation to Scottish Tourist Board standards. All of these inspections should be organised through the office.
Holiday Home Insurance
It is a requirement to have appropriate insurance for your accommodation unit. We do not insist that you take insurance through the office, but you must provide photocopy evidence that you are adequately insured and covered for pitch clearance and reinstatement. If you require assistance in obtaining insurance, please do not hesitate in contacting reception.
